How the method works
- Three kinds of evidence. Public records (licence, disclosure, experience), Google review data (ratings, and counts of what reviewers describe) and editorial checks anyone can repeat (how you start, who is served, how you make contact).
- Service quality is read from reviews, not claimed. We count the positive written reviews that mention each behaviour, using fixed keyword rules.
- Recency matters. Recent reviews and recent complaints are scored separately, so an old record cannot carry a broker forever.
- Everything is repeatable. Every weight, threshold and input is on this page, so anyone can recalculate a score from the same sources.
